How board management works

What does an HOA Board do?

The HOA Board (you) represents the property owners. You are ultimately responsible for acting in the association’s best interest by:

  • Managing community finances
  • Enforcing CC&Rs (Covenants, Conditions, and Restrictions)
  • Maintaining common areas
  • Protecting property values

You will meet regularly to decide the actions you want to prioritize as a board for your community. An HOA Board in California must abide by the Davis-Stirling Common Interest Development Act, which outlines the financial and organizational governance details.

Serving on an HOA board is an important responsibility. And it is a lot of responsibility.

What we do

What does an HOA management company do?

An HOA Management Company (ideally, us) works directly with the HOA Board to manage these items on your behalf.

  1. 01

We are the primary communication link between your HOA Board and your community residents regarding community HOA matters.

That means the tough conversations go through us: bills, repairs, and rule enforcement.

  2. 02

We help you follow the law.

As a board member, you are personally responsible for following and implementing all state and local laws that apply to your community. In CA, Davis-Stirling outlines important guidelines that protect your community. We are the experts in helping you understand and implement the actions that keep your community within the law. We help you understand how these guidelines apply to you. We also help you run your board meetings, create necessary reports, and interact with employees and vendors to stay within the law.

  3. 03

    We protect your investment.

Your home is likely one of your largest assets. Through responsible management, you can make living in your HOA both enjoyable and potentially profitable, as a well-managed HOA historically increases in valuation year-over-year. We keep your accounts, and we know how to troubleshoot the areas that could cause problems down the line.

How we serve you

What does Progressive Association Management do?

Finances

We will take over the administration of your budgeting and finances. Not only do we collect dues and pay bills to manage your collective community finances, but we will track down delinquent payments on your behalf, so you don’t have to hound your neighbors for payment. We will help you negotiate bids from vendors and contractors.

And our rates are all-inclusive, so you pay your negotiated flat fee every month without having to worry about being nickel-and-dimed on invoices.

Maintenance

We conduct regular inspections to stay ahead of routine and necessary maintenance of shared community areas covered by the HOA. This keeps ultimate costs down, as we can help you fix problems while they are still small. And when repairs are needed, we manage the vendor relations and scheduling.

Your manager will be there to meet the plumber and show them around, so you don’t have to worry about stepping out of a conference call, all because Steve left his water running again.

Compliance

We’re the experts on what you need to do to stay in legal compliance with CA’s Davis-Stirling Act and your local CC&Rs. We’ll help keep balcony inspections and EV installations on your radar and within your legal rails.

Not clear on how some of this might apply to you? That’s a great sign that you may want to work with us to help keep your HOA board humming smoothly and legally.

All of this means your HOA board can work on raising your property value, and you don’t have to have awkward conversations with your neighbors.

We’ve got you. Move freely about the grounds, without having to avoid Steve.

Why it matters

Why is reliable HOA management important?

As board members are unpaid volunteers responsible for the property value of your entire community, you are put on a lot of legal and societal pressure.

Your HOA management partner (us) helps keep things running smoothly, from navigating the intricacies of state and local law to interfacing with vendors on your behalf. When you trust your HOA management company, you will rest easier knowing we’ve got your back.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.

Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.
